Fresno Riverfront Homes Jump 14% as Investment Hotspot Heats Up
Homes along the San Joaquin River in northwest Fresno posted a 14 percent median price gain through June 2026, outpacing the citywide average.

Median sale prices in the riverfront stretch between Herndon Avenue and the San Joaquin River Parkway reached $512,000 in the second quarter, up from $449,000 a year earlier, according to Fresno Association of Realtors data released this week.
The increase coincides with new levee improvements completed by the Fresno Irrigation District in March and the opening of the expanded Riverwalk Trail segment at Woodward Park in May. Both projects improved flood protection and added direct waterfront access for residents on streets such as E. Nees Avenue and N. Palm Avenue.
Local Projects Drive Buyer Interest
Buyers have focused on the area near the San Joaquin River Parkway headquarters at 11605 Old Friant Road, where the city added new picnic facilities and kayak launches last fall. Several blocks south, the Tower District’s river-adjacent edge along E. Olive Avenue has seen three new townhome projects permitted since January by the Fresno Planning Department.
Real estate agents report multiple offers on properties with direct river views within 48 hours of listing. The pattern mirrors earlier gains seen in the 2023-2024 period when the city completed the first phase of the Herndon Avenue widening project.
Price Data Points to Continued Upside
Inventory remains tight at 62 active listings in the riverfront zip codes 93720 and 93730 as of July 1, down from 91 listings on the same date in 2025. Days on market averaged 19, compared with 34 citywide.
Prospective buyers should review current listings through the Fresno Multiple Listing Service and schedule inspections before the fall listing surge that typically begins after Labor Day.
